We are a small independent estate agent in the south of Tenerife, specialising in Golf del Sur property and Amarilla Golf property. We are a local company with our own roots in the local community. We specialize in all types of residential and holiday properties on Golf del Sur and Amarilla Golf, from the smallest studio apartment through to the largest of Villas and bungalows. Our portfolio is an array of Studios, apartments, townhouses and family homes to suit all tastes and budgets.

Although our main areas of operation are Golf del Sur, Amarilla Golf and the surrounding villages and towns, we also have a number of rural properties that we keep in our extensive portfolio.

What to Buy

Property in Golf del Sur

The difficult question is always what and where to buy, assuming that the purchase is for you and your family, would you prefer a frontline apartment with views of the marina and ocean or would you like a villa, bungalow or apartment nestled in the middle of the golf course where you can while away the time watching the amateur golfer in his quest to improve. Alternatively you could purchase an apartment that overlooks the International Bowling Green on Golf del Sur which is set in the very picturesque resort of Winter Gardens.

Considerations to take into account are whether or not you want to be close to all amenities or slightly further away in a quiet area. What views you would like. What type of property you would prefer. Of course the main criterion is that what you want fits in with your budget. One of the other considerations to think about is whether you would like to buy your sunshine holiday home in a community or non community.

Homes and Away is based in Centro Commercial San Blas, Golf del Sur, and our shop is situated in the main square opposite Banca March (see Google map) where we have a large selection of Golf del Sur properties and Amarilla Golf properties for sale and on display in our windows and the boards outside our shop. Community Or Non-Community

When you buy a property on a complex you become part of a community and are therefore liable to community fees to cover expenses such as general maintenance staff, gardeners and other staff working on behalf of the community. Communities can be as little as a two or three houses up to vast complexes of apartments and villas. For example you can be part of a community on a complex situated on Golf del Sur but that community must also pay toward a larger community being the upkeep of Golf del Sur itself. So although certain properties on Golf del Sur do not pay community fees they are obliged to pay toward the upkeep of the urbanization of Golf del Sur.

Non-Community properties tend to be rural properties that are not part of any large urbanization and are therefore liable to pay for their own swimming pool upkeep their own gardens and general maintenance etc.

You can argue the point for either being part of a community or not having to be part of a community but the basic criteria for either is down to cost and personal choice.

Your Aim In Purchasing

Are you looking for an investment, holiday home or a property to rent and earn income? Allied to this you have to look at the type of client that is coming to this area and their reasons for coming. It could be for golf, bowls, a winter retreat or just a restful time away from the pressures of work.

If you are looking for a rental investment then there are a number of issues you need to consider. Is it a secure complex with codes on the gates, Access to the property for disabled, distance to amenities, is there a swimming pool on the complex if not where is the nearest one and lastly someone to manage the property during your absence.

We offer our clients a full conveyance service for the purchase of their properties on Golf del Sur and their properties on Amarilla Golf which includes all searches and checks on the property in question to ensure that there are no debts on the property and it is free of any encumbrances. We also accompany all our clients to the Notary on the day of signing for the property.

What is a Notary?

Generally speaking, a notary may be described as an office of the law whose public office and duty is to attest or certify under his official seal, deeds and other documents, including wills or other testamentary documents, conveyances of personal property and powers of attorney. Authenticate such documents under his signature and official seal in such a manner as to render them acceptable, as proof of the matters attested by him, to the public authorities in the country where they are to be used. Documents certified by notaries are sealed with the notary's seal or stamp and are recorded by the notary in a register (also called a "protocol") maintained and permanently kept by him or her.

Obtain Spanish fiscal identity number (NIE), set up your bank account and arrange for change of ownership to be registered at the Town Hall, Electric Company, Water company and Community office (if Applicable).

We have access to a number of excellent lawyers and legal representatives who will be more than happy to help and assist you in your purchase.

Our aim in offering these services is to give you a stress free purchase/sale and peace of mind in the knowledge that you have done everything required by law.

What is a NIE Number?

The full name for an NIE number is Numero de Identidad de Extranjero (identity for foreigners). It is an A4 piece of paper obtained from the main Police Station and also listed in a register there, the NIE number consists of a letter, seven numbers and a further letter; it also has the name, date and place of birth of the applicant. It is stamped by the Comisaria de Policia  Sur de Tenerife and although the number never changes the actual paper only lasts for three months and needs to be renewed after this. An NIE number is needed when purchasing property.

Mortgages?

We can also obtain Spanish Mortgages for you as we work very closely with several Banks. We will explain the criteria for obtaining mortgages and introduce you to the banks concerned so that you can discuss your requirements with them and then make your decision.
