I have been asked by a good number of property owners in both Golf del Sur and in Amarilla Golf as to why there is no interest in their property. Well first and foremost there exists a stand-off between sellers and buyers, with the former reluctant to cut prices and the latter unwilling to pay over the odds.
Property sellers must either have an extremely sought after Costa San Miguel property to sell in an in-demand area, or they must be willing to lower their expectations if they want to get a sold sign up outside their property.
With buyers limited in the current climate it is natural that properties that don't tick all the right boxes are sitting unsold unless sellers are willing to cut the price. There is also the added complication that low interest rates are keeping repossessions and enforced sellers to a minimum.
The other question often asked is how long can this continue? Many experts forecast that it should have ended by now, but still the turning point has not arrived. When the turning point does come things could go either way – easing of the mortgage market could push prices up, but conversely interest rates rising or an upturn in unemployment could send prices down even further.

It has just been announced in the UK over the last couple of days that there is a small bank that is offering 100% mortgages. However there is a proviso of having to have a secure guarantor like a parent or guardian. I mention this purely to show that there is movement in the UK mortgage market. With this little ray of sunshine and also last weeks news that banks here are actively touting for business, we are hopeful of a return to some sort of normality in the near future.
