Over the last week there have been some contradictory reports coming out of the UK with some organizations saying that house prices will be steadily going up over the next few years and some organizations saying that prices will be going down for the next few years. There has also been much debate about mortgages and who is offering the best deal. Luckily we have not had that problem here in Golf del Sur and things continue to tick along steadily. However I thought that instead of going into depth about these reports and as we have had a relatively quiet week here on the property front in Golf del Sur, I thought that I would update you with some of our excellent bargains that we have for sale here at Homes and Away.

We have to start this week with a recently acquired Amarilla Golf property bargain that is a must-see and ideal for someone who wants an ongoing project. This 2 bed 2 bath detached Amarilla Golf villa is situated in a quiet road in the middle of La Quinta and stands on a 320 square metre plot. It has its own swimming pool and off street parking and would make a good family home for the right person, but it does need some TLC hence the knock down price of 240,000 Euros.

I read an interesting article in a UK newspaper this week about the millions of young people and families who were warned that they may never be able to buy their own home. The new director general of the Council of Mortgage Lenders said that many people will spend far longer renting than they had previously imagined and in many cases may never go beyond the realms of renting.

During this last week here in Golf del Sur, we have seen a considerable rise in the amount of properties that we have taken on our books for sale. I have taken this as a sign of confidence from sellers that the market has taken a slight turn for the better. However, do not expect Golf del Sur property prices or those in Amarilla Golf to be rising sharply any time soon. Although local newspapers are reporting that there has been a small rise in real estate prices of 0.4 per cent over the last month and a 0.8 percent rise within the last year which is encouraging, there is still this feeling that the market remains subdued and is just treading water.

According to the Daily Mail today the National Association of Estate Agents advised that the number of house hunters hit its highest level for four years last month, based upon estate agents reports. This is the highest level since September 2007. The number of houses available for sale also increased and reached its highest level for three months. The rise in the amount of property for sale over the course of the last month is believed to be that many vendors think that their property can be sold if priced sensibly. However completed property sales have remained about the same.

In the UK at the annual Building Societies Association mortgage seminar, it is expected that a call for mortgages with a fixed rate for as long as 30 years will be called for, this would bring the UK in line with a some lenders in Spain who are already offering 25 year fixed rate mortgages. Currently there are no fixed rate mortgages being offered in the UK beyond the five year mark. Longer term mortgages are not right for everyone but it is believed that 30 year mortgages would be a move to a more stable housing market particularly for first time buyers and families with tight budgets, which would allow them the certainty of how much they will be paying in future years and without worrying about interest rates rising.

Wouldn’t we all like to be able to forecast when interest rates were next due to rise or fall to help us manage our mortgage debt? Well unfortunately none us is blessed with this knowledge. But recently it has been reported in the press by a number of independent experts that we can expect no interest rate rise until late 2013, however in the last six months this date has varied dramatically from late 2012 until early 2015 with many dates also forecast in between. The main reason for not being able to predict this is of course inflation.

A good number of people who intend to sell their property in Golf del Sur, Amarilla Golf or the wider Costa San Miguel area in euros instead of sterling have been asking us how to repatriate the money back to the UK and get it changed from euros back to sterling? The most obvious and efficient way is to transfer the money by electronic transfer direct to your UK account. You have the option of sending the money in euros, in which case your UK bank will convert it to sterling at the rate of the day that it is received.

For those of you waiting to sell your Golf del Sur property or your Amarilla Golf property, or indeed for those of you wishing to purchase a property in either of Golf del Sur or Amarilla Golf, I have to tell you that after much investigation it has been revealed that 2010 was the most difficult time in the last 20 years to purchase property. But do not despair as with 2010 now out of the way and the 2011/2012 selling season upon us we are optimistic that things will only get better.

This week we have been bombarded by the press about problems in the Eurozone; problems with two French banks having their ratings lowered; about Greece possibly having to leave the euro, and finally the UK government announcing ¨contingency plans¨ should there be further Euro problems. You have to ask yourself if this is the case then why hasn´t the pound gone through the roof against the euro and why are we not mobbed out with prospective buyers? The simple answer to that is as per usual it is all speculation.
